Renee good to see you are keeping busy.  I haven't looked at your blog for a while.  It appears to me that listings are starting to creep back up.  Is this correct?

Nice graphs; is Summerlin a little slower than other areas in Las Vegas?

Oodles of Inventory....things seem to be slowing a bit since the election.

R- The glass is half full right? More homes for sale means better selection for the buyers and that makes Summerlin a greeat place for Renee to bring her buyers. Nice graphics as ussual.

Renee, looking at your absorption rate shows that your market is pretty stable...  Looks like a lot of properties went under contract in Summerlin last month.  That's great...

John W:  Yep, inventory has been creeping up since the tax credit expired!

Tom:  On the surface but in reality it is just stable.

June:  THe days have been weird in the last couple of weeks.  One or two days a week I am just bombarded by emails and phone calls and then nothing.  Lots of buyers out there being tire kickers!

Thanks everyone else for comments!

Summerlin is now a stable one, something everyone in the valley should be proud of. Hopefully the rest will follow.

Esko:  Hopefully!  I like stable and I could live with stable at all times!  Our market just changes too abruptly!
