Hi Renee, Your markets have picked up over the past few months. But I see that the prices are still really depressed. Do you think with all the investors that are buying out there, that rents will also be depressed for for a time. Or are the rents holding along with the sales increases.

Steve: as always, drip feeding. We are on an IV here, LOL! Less investors are purchasing at trustees sales right now with the tax credit expiring and buyer pool thinning. We will be seeing more REO in the near future.
Tammie & Karen: LOLOL! Maybe I should be "for hire" in the market report department. All my graphs are pre-set so I just plug in 411!
William: MOST EXCELLENT POINT!! Our rental prices ARE getting diluted from the amount of rental homes being bought. Also many renters have turned into buyers in the last several years. Couple that with our extremely high unemployment and we have not many incoming residents as we used to!

The month's inventory reversed itself and is heading more towards a seller's market again.
Pulled July Stats already and I am amazed that summerlin inventory is even lower!
